Can I use the apartment as a second home?
Yes – a limited number of residences at WaltherPark are officially approved for use as second homes. There is no requirement to relocate your primary residence to Bolzano.
This makes WaltherPark particularly appealing to those seeking a refined urban retreat in the Alps – for weekends, holidays or extended stays.
Which residences are currently available – and when will they be ready to move in?
Currently available are 2-, 3- and 4-room apartments as well as exclusive penthouses ranging from approx. 60 to 220 sqm, starting at around €500,000 plus VAT.
All residences are sold commission-free, directly from the developer. Each unit features private outdoor space – such as gardens, loggias or rooftop terraces.
Completion is scheduled for Q3, with selected units ready for handover even earlier depending on construction progress.

Who is behind the WaltherPark project?
In 2024, the project was acquired by the renowned Schoeller Group, based in Pullach near Munich. This family-owned company, founded over 500 years ago, stands for reliability, stability and a long-term perspective.
How does private ownership work in combination with hotel services?
Residents of WaltherPark may choose to enjoy selected services offered by the Falkensteiner Hotel Bozen WaltherPark – including access to the spa and gym, concierge assistance, maintenance and cleaning services.
This allows for hotel-level comfort, while maintaining the full privacy of a private residence.
All services are optional, individually bookable, and not included in the purchase price.
